Did you know that up to 50% of buyer enquiries come from a for sale board?
With a number that high, you can see why we encourage most of our clients to have one. After all, it’s 24/7 advert right outside your home, to capture the attention and pique the interest of the best buyers.
We hear many reasons against having a for sale board: it’s a security risk; we don’t want our neighbours to know; we don’t want people to knock on the door, wanting to view; it’s embarrassing to have a board up for months on end. We get it.
But the potential downside is completely outweighed by the possible upside: selling your home quickly and easily to someone passing by.
A board with a difference
Something we offer at Wainwrights that no one else does, is a Bespoke Board; this is a for sale board with a photograph of your home on it.
As you can see, it can be really eye-catching. Also, if your home can’t be seen from the road, showing a potential buyer what your home looks like can really work.
We’ve tried lots of different types of images on our Bespoke Boards, including a twilight image (showing your home all lit up, at dusk), an aerial photograph, (showing its position), the back garden, or a special feature in the house, like a wood-burner. They can all work, and we discuss all the options with our clients so the result is a for sale board they love too.
Keeping your sale board sitting pretty
Whilst your home is on the market, it’s vital to keep your board looking good. If the wind blows it slightly askew, make sure you straighten it without delay, or ask your agent to arrange this. If the board that is erected for you is considerably past its best, and looking tatty, then don’t accept it: ask for a new one to be put up. Keeping it clean and straight is a subtle but strong indication to a buyer that you value the way your home is presented, and they will subconsciously acknowledge this.
If you’d like to talk about your house sale in complete confidence, we’d love to hear from you. Just give us a call on 015394 88811 or email us here and let’s see if we can get you moving.
